Tamarac HOA Board Meeting

January 8, 2025

MINUTES

Attending:  Mary Bartlett, President; Kathy Strasser ATC Chair; Jean Long, Vice President; Stu Smith, Treasurer; Judith Gardner, Secretary; Randy Vinson, Administrator. Guests: Jody Rhodes and Jeremy Long.  The meeting was called to order at 7:00 p.m.  November minutes were approved with minor changes.

Old Business

  1. Review of Holiday Party – Board:  The Party seemed to be enjoyed by those attending.  Attendance was a little less than in previous years. The Board decided next year to place a sign at the pool park reminding people of the day/time of the party to help increase attendance.
  2. Review of luminarias- Jean: 12 people helped prepare and deliver 800 luminarias around the neighborhood.  Next time we will try to find shorter bags. Thanks to those who helped.
  3. Authorization to Arrest – Mary:  Mary submitted the necessary paperwork to allow police to arrest trespassers committing violations on community property; hasn’t had response.
  4. Bonus Payments – Randy: The board authorized the payment of bonuses ($250 each) to Randy Vinson and Jeremy Long for their work, dedication and commitment throughout 2024. Both Jeremy and Randy thanked the board (after which Jeremy left the board meeting).
  5. Cox price negotiations – Stu:  Haven’t heard anything – Stu will follow up.
  6. Corporate Transparency Act Filing ServicesRandy: Submitted the board’s information to meet new filing requirements for LLC’s/LLPs.

New Business

  1. Spring Landscaping Issues – Jean:  A report was submitted to discuss issue with the way landscapers are incorrectly trimming bushes and trees.  Jean will talk to them.  Mary asked the TAC to prepare a list of plants/bushes to be replaced/installed and Jean will discuss with Moon Valley Nursery to see if they will give us a discount.
  2. Painting Schedule – Mary:  Homeowners have been notified if their houses are to be painted this year.  We have 7 on 6th Drive; 4 on 6th Ave and 3 on Marconi.  For those not scheduled for this year and who have/will receive notices of flashing that needs painting, the painter will bill the homeowners for that work, if they select him to do the painting.  The board and painter will do a walk-through on January 15th.  Painting will start in early February and should finish in mid/late February. Homeowners scheduled to receive painting this year will be notified if repairs are needed before painting can start.  They will have two weeks to get repairs completed before painting starts.
  3. Architectural Review – Kathy:  Kathy submitted written reports of the TAC activities and discussed both painting and trip hazards (next item).
  4. Trip Hazards –Kathy:  A first pass was made to identify trip hazards in the community. The Board discussed the criteria for what constitutes a trip hazard, and another review will take place by Stu and Kathy.  Responsibility for trip hazards will be determined whether an HOA issue or a homeowner’s responsibility and letters will be sent accordingly.  Letters must be approved by the board before sending.
  5. Issue with Moon Valley Jr.High – Mary/Jean: A meeting with the principal of MV Jr. High will be arranged to discuss trash, parking and kicking of garage doors by students.  If there are other issues, please let Mary or Jean know.
  6. Website –Mary:  Jeff Holland is doing a great job.  In 2024, we had 10,572 visitors and 51,985 pages.
  7. Financials –Randy:  Randy presented the final 2024 financials which were excellent and came in slightly under budget.  There is no increase in HOA dues for 2025.
