Minutes

 Attending:  Mary Bartlett, President; Natalie Carlsen, Vice President and Treasurer; Bill Gossert, Board Member; Stu Smith, Board Member; Randy Vinson, Asst. Treasurer. Jean Long, Secretary, was absent.

There was no agenda to follow for this meeting, so these Minutes are an account of what was discussed in the order it was discussed.  

  1. Concrete Repairs — Stu spoke with the concrete repairman and he will not be able to begin repairs until October.
  1. Painting — The house painting will begin in October.
  1. Landscaping Company – Arroyo Verde started the first of July and so far they are doing a good job. They spent 64 hours, free of charge, doing cleanup work on the overgrowth that occurred because of Caretaker’s neglect.  They will start to replace plants in September/October.
  1. Irrigation Repairs – Bill Durham has been making a lot repairs on the irrigation system, both in the flower beds on 7th Ave and at individual Tamarac homes. He is including the lot numbers with his invoices, which will allow the Board to keep track of repairs more efficiently.
  1. Granite in Place of Bare Dirt – A home on 6th has a grass lawn that will not grow grass due to the shade from the tree in the yard. Mary recommends laying granite there instead, and at the HOA’s expense. She is going to talk to the homeowner to progress the plan.
  1. Pool – There are currently no major issues with the pool. The disruptions and damage caused by residents in the past have quieted down and everything is in working order.
  1. Parking – A home on 5th has had four extra cars parked in front and Bill has attempted to speak to the resident to remind him of the parking rules and he has refused to engage in conversation.
  1. Children playing in the street – The children that live in a rental on 5th have a habit of playing in the street on a regular basis.  Mary stated she would communicate with the rental’s management company to notify them about the issue.
  1. Financials – Randy provided the June 2018 Financial Report. No significant changes or concerns at this time. 
  1. Pergola Patio Cover – A homeowner has asked the Architectural Committee for permission to install a pergola patio cover on the back of her house. The Architectural Committee has decided to defer to the Board to make the final decision. The board’s opinions on the matter deferred, and no vote was held at this time.
