Attending: Jean Long, President; Diane Welch, Vice President; Pauly Heller, Secretary; Stu Smith, Treasurer; Steve deBorgheyi, Director; Randy Vinson, Asst. Treasurer.

Call to Order: Jean called to order 7:04 p.m.

Minutes: Stu moves, Pauly seconds to accept as corrected.

Old Business:

  1. Welcome Steve deBrohegyi to the Board
  2. Landscaping: watering yards and trimming
    a. 15806 N 5th Drive – Bill can fix this problem; will be costly
    b. CC&Rs state homeowner pays for the timer box replacement
    c. If the expenses for one house become very high do we have any recourse?
    d. HOA is responsible for expenses. Tamarac has spent $5 or less on 69 lots. Current higher expenses are a reflection of the age of the community.
  3. Rules concerning trash and recycling bins behind bushes on side of houses
    a. Guidelines should remain as they are: Trash bins must be kept in garages, behind gates, or behind strategically placed shrubs or trellises to screen them from the streets and neighbors’ front entries. Owners needing help in this regard should contact the TAC.
    b. Board needs to be consistent in enforcing these guidelines
  4. Backup plan if Bill Durham is unavailable: Pauly will give Isaiah Irvine’s contact information toDiane.
  5. Trimming Lot 6 tree and two low-hanging trees on 7th Ave. north of Kathleen. Stu will ask Broken Limb
  6. Campaign signs; limitations: CC&Rs are clear. The Board should notify the community in advance of election to abide by CC&Rs.
  7. Gravel replenishment will be postponed until fall due to heat.

New Business:

  1. The Board accepted Mary Bartlett’s resignation from the Architectural Committee. Jean has asked Randy Pence to step into Chair position.
  2. Lot 55 CC&R violations. Bill Goshert says palm tree hasn’t been trimmed. Title company should not close till this issue is resolved.
  3. Food Trucks have been successful. Should continue having them and notifying residents through email blasts and printed notices, while encouraging people to order ahead, wear masks, and maintain social distancing.
  4. No Capital fund update
  5. Financial Report: Tree trimming $2,000 over budget due to removal of tree whose roots were lifting sidewalk. Also additional weed control and reseeding lawn in some areas, and dawn-to-dusk lighting bill.
  6. Need for consistency in collecting overdue HOA dues, even from homeowners who are out of the country and are not accessible by phone or email.
