{"id":1109,"date":"2023-11-11T13:59:02","date_gmt":"2023-11-11T20:59:02","guid":{"rendered":"http:\/\/tamaracmv.com\/community\/?page_id=1109"},"modified":"2023-11-11T13:59:02","modified_gmt":"2023-11-11T20:59:02","slug":"november-2023-board-minutes","status":"publish","type":"page","link":"http:\/\/tamaracmv.com\/community\/november-2023-board-minutes\/","title":{"rendered":"November 2023 Board Minutes"},"content":{"rendered":"\n<p><strong>Tamarac at Moon Valley<\/strong><strong><\/strong><\/p>\n\n\n\n<p><strong>November 1, 2023<\/strong><strong><\/strong><\/p>\n\n\n\n<p><strong>HOA Board Meeting Minutes<\/strong><\/p>\n\n\n\n<p>Attendees:&nbsp; Jean Long, Stu Smith, Judith Gardner, Randy Vinson, Kathy Strasser Guests.&nbsp; Mary Bartlett was absent.&nbsp; Guest:&nbsp; Carol Cantrell.&nbsp; Jean Long called the meeting to order at 7:10 p.m.&nbsp; Kathy moved that the September minutes be approved; Stu seconded \u2013 approved.<\/p>\n\n\n\n<p><strong><u>Old Business:<\/u><\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\" type=\"1\">\n<li><strong>Artificial Turf<\/strong> &#8211; Some homeowners that installed artificial turf have noted that there are lines in their turf and questioned whether it was caused by HOA landscapers driving lawn movers over it.&nbsp; However, the head of the landscaping company, Cody, determined they are definitely not caused by the landscapers, but, rather, some defect in the turf or the way it was seamed.&nbsp; He offered to help the homeowners by communicating with the company that installed the turf.&nbsp; Another question was raised about whether or not the landscapers use \u201cRound Up\u201d for weed control.&nbsp; They do not, however, Roundup has changed their formula after lawsuits to eliminate any potential cancer-causing ingredients.<\/li>\n\n\n\n<li><strong><u>Architectural Report &#8211; <\/u><\/strong>&nbsp;Kathy reported one change to TAC guidelines:&nbsp; Inspection findings in homeowners backyard will be considered \u201cnoted findings\u201d versus violations since backyards are not HOA responsibility. She reviewed the status of all violations\/issues currently in process.<\/li>\n\n\n\n<li><strong><u>Street Sign Update<\/u><\/strong> \u2013 Stu reported that street sign replacements will begin within the next week.&nbsp; We will be asking for volunteers to help paint the street sign poles. The total cost is approx.. $5700.<\/li>\n\n\n\n<li><strong><u>Homeowners\u2019 Directories <\/u><\/strong>\u2013 Judy reported that all directories have been distributed to everyone who participated in the directory.<\/li>\n\n\n\n<li><strong><u>Garage Sale <\/u><\/strong>\u2013 Jean said the garage sale is this Saturday and a sign has been placed on 7<sup>th<\/sup> Ave.<\/li>\n\n\n\n<li><strong><u>Tree Trimming\/Removal <\/u><\/strong>\u2013 Stu said the work will begin the week of November 13th.&nbsp; He distributed a list and map of the work that will be done by Broken Limb.<\/li>\n\n\n\n<li><strong><u>Survey results from annual meeting<\/u><\/strong> \u2013 a brief survey was distributed at the annual meeting to get some feedback from homeowners regarding options to reduce costs.&nbsp; Findings were: (1) homeowners do their own landscaping- 4; Homeowners pay for their own sprinkler systems -8; homeowners are responsible for painting their own house -0; Make no change \u2013 13.<\/li>\n\n\n\n<li><strong><u>Grants <\/u><\/strong>\u2013 Jean is attending a meeting with Block Watch to learn how to write a grant for assistance from local government to help offset the cost of maintaining our portion of the wash.<\/li>\n\n\n\n<li><strong><u>HOA fees for 2024 <\/u><\/strong>&#8211;&nbsp; The board voted to raise the HOA fees to cover the significant increases in the cost of electricity and water, along with other increases, to $154\/month starting in January, 2024. This is a 10%, or $14 monthly, increase. $7 will go to the operating account and $7 to the capital reserve.&nbsp; Stu pointed out that it\u2019s important to add to the capital reserve to pay for street sealing which will happen next year, so there is no need for special assessments.
