{"id":1124,"date":"2024-05-20T15:38:35","date_gmt":"2024-05-20T22:38:35","guid":{"rendered":"http:\/\/tamaracmv.com\/community\/?page_id=1124"},"modified":"2024-05-20T15:38:35","modified_gmt":"2024-05-20T22:38:35","slug":"may-2024-board-minutes","status":"publish","type":"page","link":"http:\/\/tamaracmv.com\/community\/may-2024-board-minutes\/","title":{"rendered":"May 2024 Board Minutes"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Tamarac HOA Board Meeting<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">May 8, 2024<br>MINUTES<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Attending: Jean Long, Stu Smith, Mary Bartlett, Judy Gardner, Randy Vinson, Kathy Strasser.<br>Guest: Jody Rhodes, Jeremy Long. The meeting was called to order at 7:00 p.m. Kathy<br>moved, and Stu 2 nd, to approve April minutes; accepted.<br>Old Business<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Architectural Report (Kathy): The TAC will be identifying trip hazards between<br>sidewalks\/driveways in the community. Some are the homeowners\u2019 responsibilities and others are the responsibility of the HOA, depending on where they are located.<br>\uf0b7 The TAC has identified homes that need flashings painted and will send letters to those who are not in compliance with the CC&amp;Rs. If a home is scheduled to be painted within a two-year period, homeowners would not be notified.\u00a0\u00a0<br>\uf0b7 TAC guidelines are being tweaked and updated to be certain the website has the most current copy.<br>\uf0b7 The TAC has updated the approved tree\/shrub list and gave recommendations to the board for additions\/deletions which were approved. These restrictions only apply to the front yards of homes. An updated list will be posted on the website.<\/li>\n\n\n\n<li>7 th Avenue Planting Update (Jean): Only a few more plants need to be installed and the project is complete.<\/li>\n\n\n\n<li>Pool tiles (Jean): Some pool tiles need to be replaced. Homeowners will be notified when\/if the pool needs to be closed temporarily when this takes place.<\/li>\n\n\n\n<li>City of Phoenix (wash) Jean: Jean reported that the city has done a great job of cleaning out the wash area which badly needed attention. After our safety meeting in April, the guest speakers took action and removed homeless encampments and materials they left.<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">Old Business<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Timer Boxes on community property: Jeremy, who handles maintenance work in the community, explained that the wire that goes from the pool to a timer box is 30 years old and has been spliced so many times there is nothing more to splice. New, low-voltage wire must be run for some distance underground and the board requested 4 quotes to do this work. The quotes were as follows:<br>\uf0b7 Conserva Irrigation: $7,715 w\/1 year warranty<br>\uf0b7 Elite Trees &#8211; $4,250<br>\uf0b7 Rain Key (our landscapers) &#8211; $2,250 but could be more when they see what is<br>required.<br>\uf0b7 Jeremy Long &#8211; $1460 with a 3-year warranty<br>Mary moved \/Kathy 2 nd that we accept Jeremy\u2019s bid \u2013 unanimously approved.<\/li>\n\n\n\n<li>Landscaping (Jean): Jean has a list of homeowners that wish to do their own trimming of trees\/bushes in their front yards, rather than have the landscapers do it. The TAC will remind homeowners that, while they want to take responsibility for their own trimming, they still must follow TAC guidelines.<\/li>\n\n\n\n<li>Leaking APS Box (Jean): There is a leaking APS box on 6 th Drive. This led to a discussion about who to call for third party equipment in our community when there is a problem. This includes APS, Century Link, Cox, fire hydrants, street lights. Kathy volunteered to find the point of contact for each of these services and will call APS about the leaking box.<\/li>\n<\/ol>\n\n\n\n<ol class=\"wp-block-list\" start=\"4\">\n<li>Sealing Streets (Stu): Community streets will need to be sealed soon. There are many areas that are cracked and in need of repair. Stu asked for bids from the following companies:<br>\uf0b7 Pinnacle Paving &#8211; $31,500 \u2013 can\u2019t do it until fall.<br>\uf0b7 Rose Paving \u2013 decided not to bid.<br>\uf0b7 Gold Seal \u2013 no response<br>\uf0b7 AZ Asphalt &amp; Paving &#8211; $29,974 \u2013 can complete work by end of June<br>Jean moved\/Mary 2nd to accept AZ Asphalt &amp; Paving bid. Motion unanimously approved.<br>Homeowners will receive information about when and how the sealing process will be<br>scheduled.<br>The Street Sealing expense was budgeted in the 2023 Capital Reserve budget. However it was estimated to cost $22,500 (based on rates from 4 years\u2019 ago with some inflation). However, it is coming in higher.
