Guest: Jody Rhodes.&nbsp; The meeting was called to order at 7:00 p.m.&nbsp; September minutes were approved.<\/strong><\/p>\n\n\n\n<p><strong>Officers were elected for 2025.&nbsp; Mary Bartlett was nominated for President.&nbsp; Mary nominated Jean Long to be Vice President.&nbsp; Stu Smith will remain as Treasurer.&nbsp; Judy Gardner will remain as Secretary.&nbsp;&nbsp;&nbsp; Approved unanimously by board vote.<\/strong><\/p>\n\n\n\n<p><strong><u>Old Business<\/u><\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\" type=\"1\">\n<li>October Annual Board Meeting: Feedback was positive.&nbsp; There were no key issues brought up.&nbsp; Kathy suggested that we provide name tags in the future.&nbsp; All agreed.<\/li>\n\n\n\n<li>Pool Tiles \u2013 have been installed and looks good.&nbsp; Pool is being closed for the season.<\/li>\n\n\n\n<li>Valve Situation: Lot 6 &#8211; Jeremy fixed leak, replaced valve and solenoids. The pipes are still making noise.&nbsp; It\u2019s now a homeowner\u2019s responsibility.&nbsp; We recommend a plumber be called.<\/li>\n\n\n\n<li>Plants &#8211; Lot 94.&nbsp; Homeowners said the plants we provided are dying.&nbsp; It\u2019s an issue about watering system \u2013 water is going down the hill because of the grade of that location.&nbsp; The TAC will take care of the issue. Although HOA is responsible for replacing plants, they must be placed in a suitable space.&nbsp; We are not responsible for changing the landscaping.<\/li>\n\n\n\n<li>Clean-Up Update: 7 or 8 people helped with community clean up.&nbsp; Planters on 7<sup>th<\/sup> Ave. have spider mites and Jeremy sprayed for them.<\/li>\n<\/ol>\n\n\n\n<p><strong><u>New Business<\/u><\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\" type=\"1\">\n<li>Authorization to arrest. (Jean) Las Meridas is having problems with people trespassing in their pool area.&nbsp; We are aware of the procedure to have trespassers arrested.&nbsp; We need to give police the approval to take action for our common areas.&nbsp; Stu moved we fill out the necessary paperwork, Mary seconded. &nbsp;Approved by the HOA Board. Mary stated that she would fill out the necessary paperwork.<\/li>\n\n\n\n<li>Website (Mary): We need to find out who has the code for the website.&nbsp; Randy\/Mary will find out how we can change the software.&nbsp; Lora Leflang is moving, and Jeff Holland is taking over the website updates.&nbsp; &nbsp;<\/li>\n\n\n\n<li>Parking (Mary) \u2013 We have issued several parking violation notifications recently. Parking across sidewalks and cars being left overnight are the main issues.&nbsp; These will be investigated to ensure the homeowners have two cars in their garage as required.<\/li>\n\n\n\n<li>Number of Board Members: Bylaws say we must have a minimum of 5 and a maximum of 9 members.&nbsp; There must be an uneven number. &nbsp;&nbsp;The board currently consists of 5 members. &nbsp;&nbsp;Mary moved and Kathy seconded to keep the board at 5 members.&nbsp; Approved by board vote.<\/li>\n\n\n\n<li>Painting The wall at the pool with the sign \u201cTamarac\u201d on it needs to be repainted. Mary will get an estimate for painting the wall when the houses are painted.<\/li>\n\n\n\n<li><strong><u>&nbsp;<\/u><\/strong>Lot 10 \u2013 Stu will work with Moon Valley Nursery to fix the issue with plant\/tree replacement.<\/li>\n\n\n\n<li>Cox Communications: a former homeowner, Neil Carlsen, is negotiating a special rate with Cox to get us a lower payment. Cox wants us to promote their services to the homeowners.&nbsp;&nbsp; Negotiations will continue to determine what benefits will accrue to homeowners.<\/li>\n\n\n\n<li>CTA Report (Randy):&nbsp; Corporate Transparency Act Filing Services:&nbsp; There are some new filing requirements for LLC\u2019s\/LLPs \u2013 We are working to ensure we meet the deadlines.&nbsp; The cost for the law firm to do this is $350 to $700. Randy is taking care of this for us.&nbsp; All Board Members must submit a copy of their driver\u2019s licenses to Randy by the deadlines.<\/li>\n\n\n\n<li>Holiday Party \u2013 Saturday, December 7,2024 from 4 to 7 p.m.&nbsp; Stu will find a tent and heaters.&nbsp; Judy will contact AASK to see what they need\/want so we can decide if they will be our charity this year.&nbsp; Kathy will bring water.&nbsp; Jody will do party supplies \u2013 plates, silver, napkins, etc.&nbsp; Jean will bring nametags\/cider.&nbsp; Judy and Jean will get raffle prizes.<\/li>\n\n\n\n<li>Luminarias \u2013 Jean will need 750 candles\/bags \u2013 fill on December 24<sup>th <\/sup>morning and then place them around the community during the day.&nbsp; We will ask for help from the community.<\/li>\n\n\n\n<li>Capital Reserve:&nbsp; Have spent the $3000 for the tree work.&nbsp; We are on budget.<\/li>\n\n\n\n<li>Financial Report: Reviewed September\/October financials.
