Guests: Jody Rhodes and Jeremy Long.&nbsp; The meeting was called to order at 7:00 p.m.&nbsp; November minutes were approved with minor changes.<\/strong><\/p>\n\n\n\n<p><strong><u>Old Business<\/u><\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Review of Holiday Party \u2013 Board:&nbsp; <\/strong>The Party seemed to be enjoyed by those attending.&nbsp; Attendance was a little less than in previous years. The Board decided next year to place a sign at the pool park reminding people of the day\/time of the party to help increase attendance.<\/li>\n\n\n\n<li><strong>Review of luminarias- Jean:<\/strong> 12 people helped prepare and deliver 800 luminarias around the neighborhood.&nbsp; Next time we will try to find shorter bags. Thanks to those who helped.<\/li>\n\n\n\n<li><strong>Authorization to Arrest \u2013<\/strong> <strong>Mary<\/strong>:&nbsp; Mary submitted the necessary paperwork to allow police to arrest trespassers committing violations on community property; hasn\u2019t had response.<\/li>\n\n\n\n<li><strong>Bonus Payments \u2013 Randy:<\/strong> The board authorized the payment of bonuses ($250 each) to Randy Vinson and Jeremy Long for their work, dedication and commitment throughout 2024. Both Jeremy and Randy thanked the board (after which Jeremy left the board meeting).<\/li>\n\n\n\n<li><strong>Cox price negotiations \u2013 Stu:&nbsp; <\/strong>Haven\u2019t heard anything \u2013 Stu will follow up.<\/li>\n\n\n\n<li><strong>Corporate Transparency Act Filing Services<\/strong> &#8211; <strong>Randy:<\/strong> Submitted the board\u2019s information to meet new filing requirements for LLC\u2019s\/LLPs.<\/li>\n<\/ol>\n\n\n\n<p><strong><u>New Business<\/u><\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Spring Landscaping Issues \u2013 Jean:&nbsp; <\/strong>A report was submitted to discuss issue with the way landscapers are incorrectly trimming bushes and trees.&nbsp; Jean will talk to them.&nbsp; Mary asked the TAC to prepare a list of plants\/bushes to be replaced\/installed and Jean will discuss with Moon Valley Nursery to see if they will give us a discount.<\/li>\n\n\n\n<li><strong>Painting Schedule \u2013 Mary:&nbsp; <\/strong>Homeowners have been notified if their houses are to be painted this year.&nbsp; We have 7 on 6<sup>th<\/sup> Drive; 4 on 6<sup>th<\/sup> Ave and 3 on Marconi.&nbsp; For those not scheduled for this year and who have\/will receive notices of flashing that needs painting, the painter will bill the homeowners for that work, if they select him to do the painting.&nbsp; The board and painter will do a walk-through on January 15<sup>th<\/sup>.&nbsp; Painting will start in early February and should finish in mid\/late February. Homeowners scheduled to receive painting this year will be notified if repairs are needed before painting can start.&nbsp; They will have two weeks to get repairs completed before painting starts.<\/li>\n\n\n\n<li><strong>Architectural Review \u2013 Kathy: <u>&nbsp;<\/u><\/strong>Kathy submitted written reports of the TAC activities and discussed both painting and trip hazards (next item).<\/li>\n\n\n\n<li><strong>Trip Hazards \u2013Kathy:&nbsp; <\/strong>A first pass was made to identify trip hazards in the community. The Board discussed the criteria for what constitutes a trip hazard, and another review will take place by Stu and Kathy.&nbsp; Responsibility for trip hazards will be determined whether an HOA issue or a homeowner\u2019s responsibility and letters will be sent accordingly.&nbsp; Letters must be approved by the board before sending.<\/li>\n\n\n\n<li><strong>Issue with Moon Valley Jr.High \u2013 Mary\/Jean:<\/strong> A meeting with the principal of MV Jr. High will be arranged to discuss trash, parking and kicking of garage doors by students.&nbsp; If there are other issues, please let Mary or Jean know.<\/li>\n\n\n\n<li><strong>Website \u2013Mary:<u>&nbsp; <\/u><\/strong>Jeff Holland is doing a great job.&nbsp; In 2024, we had 10,572 visitors and 51,985 pages.<\/li>\n\n\n\n<li><strong>Financials \u2013<\/strong>Randy:&nbsp; Randy presented the final 2024 financials which were excellent and came in slightly under budget.&nbsp; There is no increase in HOA dues for 2025.<\/li>\n<\/ol>\n\n\n\n<p><strong><u>Adjourned:&nbsp; 8:41 p.m.<\/u><\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Tamarac HOA Board Meeting January 8, 2025 MINUTES Attending:&nbsp; Mary Bartlett, President; Kathy Strasser ATC Chair; Jean Long, Vice President; Stu Smith, Treasurer; Judith Gardner, Secretary; Randy Vinson, Administrator.
