{"id":1320,"date":"2025-09-26T17:15:32","date_gmt":"2025-09-27T00:15:32","guid":{"rendered":"http:\/\/tamaracmv.com\/community\/?page_id=1320"},"modified":"2025-09-26T17:16:31","modified_gmt":"2025-09-27T00:16:31","slug":"september-2025-board-minutes","status":"publish","type":"page","link":"http:\/\/tamaracmv.com\/community\/september-2025-board-minutes\/","title":{"rendered":"September 2025 Board Minutes"},"content":{"rendered":"\n<p><strong>Tamarac HOA Board Meeting<\/strong><\/p>\n\n\n\n<p><strong>September 12, 2025<\/strong><\/p>\n\n\n\n<p><strong>MINUTES<\/strong><\/p>\n\n\n\n<p><strong>Attending:\u00a0 Mary Bartlett, President;\u00a0 Jean Long, Vice President; Stu Smith, Treasurer; Judy Gardner, Secretary, Kathy Strasser, TAC Chair, Randy Vinson, Administrator.\u00a0\u00a0 Guests:\u00a0 Jody Rhodes, TAC<\/strong> <strong>committee member.\u00a0 <\/strong><br><strong>The August minutes were approved with minor changes.<\/strong><\/p>\n\n\n\n<p><strong><u>New Business<\/u><\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Security Installations (Mary): &nbsp;<\/strong>Eddie Castellano from Nationwide Video &amp; Security reviewed the plan to install cameras in the pool area, which was approved by the Board in August.&nbsp; The Nationwide bid of $3,888 was approved after a motion by Stu and 2<sup>nd<\/sup> by Judy.&nbsp; We agreed to have Nationwide do 12 -hour monitoring at $50\/month.&nbsp; This will be evaluated after 90 days to determine if it is something we want to continue.&nbsp; There is a 30 -day cancellation provision in the contract for the monitoring service.&nbsp; The bid also includes 4 solar lights which will be installed in the pool park area.&nbsp; Mary confirmed that the contract with Cox for internet service at the pool&nbsp; is in the works (approved in August) and Eddie will work with them to ensure proper coordination.<\/li>\n\n\n\n<li><strong>Pool Roof Estimates (Mary):&nbsp; <\/strong>Scott Roofing bid $13,950 to replace the roof on the pool house.&nbsp; Five Guys Roofing bid is $4,145.&nbsp; It was decided to further review the bids and to decide in November.<strong> (see amendment below)<\/strong><\/li>\n\n\n\n<li><strong>2026 Budget (Stu\/Randy):&nbsp; <\/strong>Randy presented the budget for 2026.&nbsp; It includes increases in some areas (i.e. security, landscaping, electricity, utilities).&nbsp; Stu made the case for increasing the monthly dues by $6.00 per month (from $154 to $160). The analysis he and Randy did based on this year\u2019s budget and anticipated increases in 2026 would leave us with no cushion for unexpected expenses during the year.&nbsp;&nbsp;&nbsp; He said his analysis included a survey of HOA fees in the area and Tamarac is in the bottom 25%.&nbsp; He recommended that $3 of the increase go to the operating account and $3 to the capital reserve account.&nbsp; Jean made the motion\/Kathy seconded.&nbsp; All were in favor except Mary who opposed.<\/li>\n\n\n\n<li><strong>Finalized Agenda for October 4th Annual HOA Meeting (Mary):&nbsp; <\/strong>Mary reviewed the draft agenda she had prepared for the October meeting.&nbsp; The board members made several changes\/additions.<\/li>\n\n\n\n<li><strong>Board Member Elections (Mary\/Board):<\/strong>&nbsp;&nbsp; There will be 3 open positions on the board \u2013 Mary, Kathy and Judith.&nbsp; Mary is not running for reelection.&nbsp; Kathy also announced that she is dropping off the board due to family obligations.&nbsp; Judy will run for reelection.&nbsp; Judy will prepare ballots for the meeting\/Randy will print.&nbsp; We also need more people on some committees (i.e. 2 people for Parking Committee; 1 person to join the Landscaping Committee).&nbsp; We will solicit nominees from the community and will accept nominations from the floor at the annual meeting.<\/li>\n\n\n\n<li><strong>Landscaping Committee (Jean):<\/strong>&nbsp; We are reviewing bids from landscaping companies for 2026, although our current company is not going to increase their costs next year.&nbsp; The new pool gates will be installed on September 29<sup>th<\/sup>.&nbsp;&nbsp; They will need to be painted.<\/li>\n\n\n\n<li><strong>Parking and garage modifications (Mary):<\/strong>&nbsp; We will need to discuss making changes to the CC&amp;Rs to update rules and regulations regarding parking oversized trucks and garage modifications.&nbsp; This will involve attorney fees and expenses.<\/li>\n\n\n\n<li><strong>Member at Large (Mary):<\/strong>&nbsp; Mary sent a description of a non-voting member to add to the board, (which is included our CC&amp;Rs), if we choose to do so.&nbsp; The purpose of this role is to maintain continuity from one board to the next.&nbsp; This role is ideally filled by the immediate past President as they are the most knowledgeable person about board activity and reasons for &nbsp;decisions to help the next board maintain continuity.<\/li>\n\n\n\n<li><strong>Finance Report (Randy):<\/strong>&nbsp; Randy presented the finance report for August.&nbsp; We are still under budget and on track for the year.<\/li>\n<\/ol>\n\n\n\n<p><strong>AMENDMENT: Pool House Roof:&nbsp;&nbsp;&nbsp; <\/strong>After the meeting, on September 15, Mary presented her recommendation that we accept Five Guys bid to replace the roof and asked for a vote by email.&nbsp; It was passed unanimously.&nbsp; An update will be in the October minutes.<\/p>\n\n\n\n<p><strong>Meeting adjourned at 7:33 p.m.<\/strong>\u00a0\u00a0\u00a0 Respectfully submitted by Judy Gardner, Secretary<\/p>\n\n\n\n<p><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Tamarac HOA Board Meeting September 12, 2025 MINUTES Attending:\u00a0 Mary Bartlett, President;\u00a0 Jean Long, Vice President; Stu Smith, Treasurer; Judy Gardner, Secretary, Kathy Strasser, TAC Chair, Randy Vinson, Administrator.\u00a0\u00a0 Guests:\u00a0 Jody Rhodes, TAC committee member.\u00a0 The August minutes were approved &hellip; <a href=\"http:\/\/tamaracmv.com\/community\/september-2025-board-minutes\/\">Continue reading <span class=\"meta-nav\">&rarr;<\/span><\/a><\/p>\n","protected":false},"author":100,"featured_media":0,"parent":0,"menu_order":0,"comment_status":"closed","ping_status":"closed","template":"","meta":{"footnotes":""},"class_list":["post-1320","page","type-page","status-publish","hentry"],"_links":{"self":[{"href":"http:\/\/tamaracmv.com\/community\/wp-json\/wp\/v2\/pages\/1320","targetHints":{"allow":["GET"]}}],"collection":[{"href":"http:\/\/tamaracmv.com\/community\/wp-json\/wp\/v2\/pages"}],"about":[{"href":"http:\/\/tamaracmv.com\/community\/wp-json\/wp\/v2\/types\/page"}],"author":[{"embeddable":true,"href":"http:\/\/tamaracmv.com\/community\/wp-json\/wp\/v2\/users\/100"}],"replies":[{"embeddable":true,"href":"http:\/\/tamaracmv.com\/community\/wp-json\/wp\/v2\/comments?post=1320"}],"version-history":[{"count":2,"href":"http:\/\/tamaracmv.com\/community\/wp-json\/wp\/v2\/pages\/1320\/revisions"}],"predecessor-version":[{"id":1322,"href":"http:\/\/tamaracmv.com\/community\/wp-json\/wp\/v2\/pages\/1320\/revisions\/1322"}],"wp:attachment":[{"href":"http:\/\/tamaracmv.com\/community\/wp-json\/wp\/v2\/media?parent=1320"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
