{"id":1368,"date":"2025-12-07T17:02:27","date_gmt":"2025-12-08T00:02:27","guid":{"rendered":"http:\/\/tamaracmv.com\/community\/?page_id=1368"},"modified":"2025-12-07T17:12:48","modified_gmt":"2025-12-08T00:12:48","slug":"november-2025-board-minutes","status":"publish","type":"page","link":"http:\/\/tamaracmv.com\/community\/november-2025-board-minutes\/","title":{"rendered":"November 2025 Board Minutes"},"content":{"rendered":"\n<p><strong>Tamarac HOA Board Meeting<\/strong><\/p>\n\n\n\n<p><strong>November 20, 2025<\/strong><\/p>\n\n\n\n<p><strong>MINUTES<\/strong><\/p>\n\n\n\n<p><strong>Attendees:&nbsp; Mary Bartlett, President; Jean Long, Vice President; Judith Gardner, Secretary; Kathy Strasser, Architect Chair; Stu Smith, Treasurer; Randy Vinson, Administrator, Ursula Strephans, Board Member 1\/1\/2026; Sue Rounds, Board Member, 1\/1\/2026<\/strong><\/p>\n\n\n\n<p><strong><u>Old Business<\/u><\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Pool House Roof:<\/strong>\u00a0 Will be done January 25-27<\/li>\n\n\n\n<li><strong>Tree Trimming Update:<\/strong>\u00a0 Truck broke down, being repaired; Will finish as soon as weather allows<\/li>\n\n\n\n<li><strong>Pool Closing Update:<\/strong>\u00a0 Closed bathrooms: stored chairs\/umbrellas<\/li>\n\n\n\n<li><strong>Response to Christmas Open House:<\/strong>\u00a0 No responses<\/li>\n\n\n\n<li><strong>Legal Advice on:<\/strong><br>\u00a0\u00a0\u00a0\u00a0a. Parking \u2013 must change CC&amp;R\u2019s.<br>\u00a0\u00a0\u00a0\u00a0b. Modified garages \u2013 must change CC&amp;Rs<br>\u00a0\u00a0\u00a0\u00a0c. Access to homes \u2013 we must have permission from homeowner to go into garage<\/li>\n\n\n\n<li><strong>Revisiting the Board\u2019s directive of allowable purchases without prior Board approval<\/strong> &#8211;\u00a0 previously we passed a motion that any purchase over $200 must have board approval. A new motion was made by Mary and passed unanimously to allow expenses \u00a0of $200 &#8211; $500 to be approved by the board president \u2013 Anything over $500 needs board approval. If an expense is a requirement or a budgeted item (permits, etc.) ,there is no approval required.<\/li>\n<\/ol>\n\n\n\n<p><strong><u>New Business<\/u><\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Formalization of Board Duties (hand out \u2013 see attached)<\/strong> \u2013 Mary handed out a list of Board Responsibilities.\u00a0 A discussion was held to discuss and clarify everyone\u2019s role.<\/li>\n\n\n\n<li><strong>Board Use of Business emails<\/strong> \u2013 do not send emails to homeowners or anyone having to do with Tamarac activities \u00a0through personal email accounts \u2013 They MUST go out through Tamarac email account for legal reasons.<\/li>\n\n\n\n<li><strong>Amending CC&amp;Rs<\/strong> \u2013 any new language that is a change to restrictions to CC&amp;Rs MUST have 100% approval by homeowners. If the change just clarifies language, but doesn\u2019t include \u00a0a new restriction ,it can be changed with a two-thirds \u00a0vote for approval.\u00a0 We can remove language without approval.<\/li>\n\n\n\n<li><strong>Christmas Party<\/strong> \u2013 we assigned responsibilities for the party. Judy will send out the flyer and post it at mail boxes tomorrow.\u00a0 Judy will order tent. Jean\/Judy \u00a0will gather door prizes for a total of $200.\u00a0 Stu will get lighting, electricity, and sound system.\u00a0 Jean will provide the\u00a0 cider.\u00a0 Kathy will provide \u00a0water.\u00a0 Jean will have Jeremy turn off sprinkler system.\u00a0 Mary will provide trash bags.\u00a0 \u00a0Judy will get paper products. Everyone can bring tables and chairs. (Mary will send a notice to ask homeowners to also bring tables\/chairs).<\/li>\n\n\n\n<li><strong>Landscaping Review<\/strong> \u2013 Jean said landscaping is going well.<\/li>\n\n\n\n<li><strong>Architectural Review<\/strong> \u2013 (handout \u2013 see attached) \u2013 Rock policy went out October 31<sup>st<\/sup>. 2026 priorities will be addressing \u00a0stem walls and gravel. Kathy asked that the Board discuss the Madison Gold gravel requirement and regulations concerning borders.\u00a0 Borders are rusty and probably could be replaced with new material that doesn\u2019t rust. Suggested next year\u2019s TAC investigate the need for replacement if budget allows.<\/li>\n\n\n\n<li><strong>Additional painting needs<\/strong><br>\u00a0\u00a0\u00a0\u00a0a. Pool House \u2013 needs painting; replace some wood<br>\u00a0\u00a0\u00a0\u00a0b. Pool pillars<br>\u00a0\u00a0\u00a0\u00a0c.
