Sue Rounds was absent. Guest -Jody Rhodes (TAC). February&nbsp; minutes were approved.<\/strong><\/p>\n\n\n\n<p><strong><u>Old Business<\/u><\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Pool House\/Gates Painting\/Roof Update (Mary\/Jean):\u00a0 <\/strong>Work is in process.\u00a0 There may be some repair needed to the pool house which could result in an increase in the original quote of $1800.\u00a0 Jean made a motion (Stu 2<sup>nd<\/sup>) \u2013 approved to spend a maximum of $2500 on this project to include painting the gates and any necessary repairs.<\/li>\n\n\n\n<li><strong>House Painting Update (Mary):\u00a0 <\/strong>This year\u2019s house painting has been completed.\u00a0\u00a0 There were no issues and board members agreed the quality of the job was very good. The paint is guaranteed for 10 years.\u00a0 We will get a bid for 2027 in October.\u00a0 There is an issue of peeling paint on areas of Lots 79 and 121.\u00a0 This painting was done in 2021.\u00a0 Mary will get a bid from our painter to repair these areas.<\/li>\n\n\n\n<li><strong>Security Cameras and Required Signage (Jean): <\/strong>Jean will order signs for pool gates informing residents that cameras are recording in that area.<\/li>\n\n\n\n<li><strong>CC&amp;R Revision Process \u2013 (Mary\/Ursula):\u00a0 <\/strong>Mary explained the process as follows \u2013 (1) a notice is provided to all homeowners about what is changing and why, (2) Set up a special meeting to obtain as many attendees\/votes possible and (3) Go door to door to obtain the rest of the votes.\u00a0 51% of homeowners voting in favor of changes is needed.\u00a0\u00a0\u00a0 The two changes to the CC&amp;Rs are (1) eliminate the vehicle length requirement and (2) eliminate the words \u201cif possible\u201d in parking regulations.\u00a0 We are not adding anything.<\/li>\n\n\n\n<li><strong>Parking Violations (Mary):\u00a0 <\/strong>Mary continues to monitor parking violations in the community and has begun handing out violation notices with a 3 day deadline to reply\/fix.\u00a0 Parking Violation Guidelines and Fine Policy\u00a0 have been updated and will be distributed to all homeowners.\u00a0 See attached.<\/li>\n\n\n\n<li><strong>Architectural Committee Update \u2013 (Jean\/Jody):\u00a0 <\/strong>After a walk-around by members of the TAC, there were several items which Jean passed on to Jeremy to fix.\u00a0 <strong>Gravel Replacement:\u00a0 <\/strong>\u00a0A bid to replace\/add the required gravel in the community was obtained by Jean.\u00a0 The bid from Raintree is $2700 including materials, transport and labor.\u00a0 This is for 18 tons of gravel for 70 homes.\u00a0 We are getting another bid for comparison purposes.\u00a0\u00a0\u00a0 <strong>Borders between gravel\/grass<\/strong>:\u00a0 Several homes were identified as having dangerous metal borders sticking up in yards.\u00a0 Jean is obtaining a bid and a recommendation on what material the borders should be made of for safety and longevity. A decision will be made by the board, including timing for the work, after bids are received and reviewed.\u00a0\u00a0 <strong>Permanent Lighting<u>:<\/u><\/strong> \u00a0Kathy Strasser (acting TAC Chair) asked the Board to clarify permanent lighting rules regarding track vs. wire installs.\u00a0 Board approved new language, grandfathering lots 13, 23, 25, 34 due to manufacturer wire-painting concerns. Kathy confirmed future lighting must be track; Ursula believes guidelines reflect this.<\/li>\n<\/ol>\n\n\n\n<p><strong><u>New Business<\/u><\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Pool Update (Ursula):\u00a0 <\/strong>The pool will officially open on April 1<sup>st<\/sup>.<\/li>\n\n\n\n<li><strong>APS Work on 6<sup>th<\/sup> Drive:\u00a0 (Stu):\u00a0 <\/strong>APS is still working on a project to provide services to the Jr. High School next door to Tamarac.\u00a0 The Board will obtain 3 bids to have repairs made to 6<sup>th<\/sup> Drive where they have done the work and will be asking APS for reimbursement.<\/li>\n\n\n\n<li><strong>Community Family\u00a0 Bar-b-que Picnic:\u00a0 <\/strong>The Board voted in January to replace the annual December Holiday Party with a Spring barbeque to attract more attendees (especially families\/kids), to save money and to refrain from planning an event during the busiest time of the year.\u00a0 The 1<sup>st<\/sup> Annual Bar-b-que Picnic will be held on Saturday, May 2<sup>nd<\/sup> at the pool and pool park.\u00a0 Ursula will buy food\/utensils, plates, napkins, etc.\u00a0 Judy\/ others will obtain games.\u00a0 Stu will provide water.\u00a0 NO GLASS CONTAINERS WILL BE ALLOWED.\u00a0 Judy will post notices at mailboxes in\u00a0 April.\u00a0 Ursula will send out a blast communication in early April.\u00a0 Further details to be provided at that time.\u00a0<\/li>\n\n\n\n<li><strong>Christmas Parade of Homes (Mary):\u00a0 <\/strong>A suggestion by Mary is to determine how many residents might be interested in participating in a tour of homes prior to Christmas to display their decorations and modifications they\u2019ve made to their\u00a0 homes.\u00a0 This will be discussed at the October Annual Meeting to determine the feasibility of this idea.<\/li>\n\n\n\n<li><strong>Marketplace Facebook Page for Tamarac\/Las Meridas:<\/strong> A discussion was held about possibly setting up a Facebook page for our community and Las Meridas to sell\/trade\/give away items between our residents.\u00a0 This would be by invitation only and limited to our two communities. Ursula will send out a blast asking for community member(s) who might be interested in setting up and administering this page.<\/li>\n\n\n\n<li><strong>Banking-Signers on Bank Account\/Debit\/Credit Cards (Ursula):\u00a0 <\/strong>Motions:\u00a0 Stu moved\/Judy 2<sup>nd <\/sup>\u00a0Unanimous Approval &#8211;Since we have new officers, previous President and Treasurer will be removed as signers on the bank account and current President and Treasurer will be authorized signers on the bank account during their terms of office. \u00a0For Fraud Protection the board also agreed to eliminate the Debit card and only use the credit card for purchases.\u00a0 Ursula will find out if it can be issued in Tamarac\u2019s name.<\/li>\n\n\n\n<li><strong>Financial Review (Randy):\u00a0 <\/strong>Randy reviewed the current financials with the board.\u00a0 He pointed out that the (approved) \u00a0total $33,800 expense for house painting was all paid in the first quarter.\u00a0 Everything is on or below budget.\u00a0 Randy also reported that Lot 27 is sold and Lot 28 is in Escrow.<\/li>\n<\/ol>\n\n\n\n<p><strong>Meeting Adjourned at 9:00 p.m.\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 <\/strong>Submitted by Judy Gardner, Secretary<\/p>\n\n\n\n<p><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Tamarac HOA Board Meeting March 19, 2026 MINUTES Attendees:&nbsp; Ursula Strephans, President; Jean Long, Vice President; Judith Gardner, Secretary;&nbsp; Randy Vinson, Administrator;&nbsp; Mary Bartlett, Stu Smith, Members-at-Large.
