{"id":1449,"date":"2026-06-18T14:39:17","date_gmt":"2026-06-18T21:39:17","guid":{"rendered":"http:\/\/tamaracmv.com\/community\/?page_id=1449"},"modified":"2026-06-18T15:00:32","modified_gmt":"2026-06-18T22:00:32","slug":"june-2026-board-minutes","status":"publish","type":"page","link":"http:\/\/tamaracmv.com\/community\/june-2026-board-minutes\/","title":{"rendered":"June 2026 Board Minutes"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"><strong>Tamarac HOA Board Meeting<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>June 10, 2026<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>MINUTES<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><u>Attendees<\/u><\/strong><strong>:&nbsp; Ursula Strephans, President;&nbsp; Judith Gardner, Secretary: Mary Bartlett, Stu Smith, Kathy Strasser, Randy Vinson, Administrator.&nbsp; Jean Long and Sue Rounds were absent.&nbsp; Guests:&nbsp; Meg deBorhegyl and Jody Rhodes.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>May minutes were approved.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><u>Old Business<\/u><\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Architectural Committee Report (Kathy):<\/strong>&nbsp; Kathy reported that after their walk around the community, and subsequent notices sent out, many of the issues have been corrected.&nbsp; Meg deBorhegyl reported that the wall that is on her lot and backs up to HOA common property is failing (Lot 54).&nbsp; Kathy is aware of the problem, and it was agreed that Meg will get a bid to correct the damaged portion of the wall, and Kathy will also get a bid.&nbsp; After reviewing the bids,&nbsp; a contractor will be selected, and HOA and Meg will split the costs of the repair.<\/li>\n<\/ol>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<ol style=\"list-style-type:lower-alpha\" class=\"wp-block-list\">\n<li><em>71 letters were either sent or will be sent from the TAC, giving homeowners 30 days to contact the TAC to discuss remedies.&nbsp; One homeowner asked the HOA to pay for a water leak which is on her property \u2013 not a sprinkler issue.&nbsp; We do not pay for these kinds of leaks.&nbsp; It is the homeowner\u2019s responsibility.&nbsp; Ursula will advise the homeowner.<\/em><\/li>\n\n\n\n<li><em>The home at Lot #52 is in process of a possible purchase and realtor is waiting for the Board to respond to their wish to install skylight(s) (solar tubes?).&nbsp; The Board will advise that it is OK to install the skylight(s), including those that have a slight \u201cbubble\u201d on top.<\/em><\/li>\n\n\n\n<li><em>We received a bid to replace the borders between real grass and gravel, which only applies to about 50-60 homes.&nbsp; Those that are failing are&nbsp; safety hazards and must be replaced.&nbsp; The bid is $13,954,16 and was approved by the Board.&nbsp; Mary\/Kathy moved\/seconded.&nbsp; All approved. The work will begin towards Fall and the TAC will communicate with each homeowner that will be affected.<\/em><\/li>\n\n\n\n<li><em>Ursula brought up the fact that the landscaping company president, Cody, attended our last meeting and said that his company will replace any sprinkler heads that are broken by landscapers.&nbsp; Ursula will ask Jean to be sure to contact Cody about these situations first to see if they can repair before we use our handyman to do the work.<\/em><\/li>\n<\/ol>\n<\/blockquote>\n\n\n\n<ol start=\"2\" class=\"wp-block-list\">\n<li><strong>Painting\/Parking (Mary): <\/strong>&nbsp;&nbsp;The pool house\/gate painting job is done.&nbsp; Mary handed out the schedule for house painting for 2027.&nbsp; Those whose homes will be painted next year will be contacted.&nbsp; The price of the painting is going up by $150\/home.&nbsp; The cost for 2027 is $2950 for a 2-story house; $2350 for a one -story house.&nbsp; Parking:&nbsp; there are a few issues which are being investigated.&nbsp; One home has 5 cars, another has 4.&nbsp; The Board will ensure that the parking regulations for those homes are being followed.<\/li>\n\n\n\n<li><strong>New House Bills Affecting HOAs (Ursula):<\/strong>&nbsp; HB2342 states that HOA\u2019s can no longer prohibit a shade structure\/pergola\/gazebo\/awning\/patio cover&nbsp; in the BACKYARD of a home, as long as it is under 200 sq. ft. and less than 12 ft. high. She also asked if the architectural guidelines have ever been reviewed by an attorney.&nbsp; Current board members were not aware of any review having taken place.&nbsp; Kathy &nbsp;made a motion\/Mary seconded that we have our attorney review our guidelines to ensure that they comply with state and CC&amp;R regulations.
