Tamarac HOA Board Meeting<\/strong><\/p>\n\n\n\n

August 12, 2026<\/strong><\/p>\n\n\n\n

MINUTES<\/strong><\/p>\n\n\n\n

Attendees:  Ursula Strephans, President;  Mary Bartlett, Stu Smith, Kathy Strasser, Randy Vinson, Administrator.  Jean Long.  Guests:  Meg DeBorhegyl, Lisa Holland and Jody Rhodes.<\/strong>   Absent :<\/strong> Judith Gardner, Secretary: Susan Rounds<\/strong><\/p>\n\n\n\n

June minutes were approved.<\/strong><\/p>\n\n\n\n

Old Business<\/u><\/strong><\/p>\n\n\n\n

    \n
  1. Architectural Committee Report (Kathy):<\/strong>\u00a0 standard monthly report will be distributed later this week.<\/li>\n<\/ol>\n\n\n\n
      \n
    1. Home Owner at Lot 38 requested payment for landscaping repairs she had to pay for during her project to transition between grass and gravel.\u00a0 The committee agreed to reimbursement of $180.
      <\/li>\n\n\n\n
    2. Meg DeBorhegyi\u00a0 homeowner of Lot 54 shares a common wall with the HOA that has water damage.\u00a0 The homeowner brought 2 bids for consideration.\u00a0 The board agreed to share the cost of wall repair.\u00a0 Kathy will work with Meg to assure this project is completed.\u00a0 One column and one section will be replaced.

    3. Kathy gave an update on this project.\u00a0 Mary voiced concern that the red brick was removed from the pool park.\u00a0 We signed a contract received\u00a0 to replace the borders between real grass and gravel, which only applies to about 50-60 homes.\u00a0 \u00a0
      <\/li>\n\n\n\n
    4. Ursula brought up the fact that the landscaping company president, Cody, attended our the May meeting and said that his company will replace any sprinkler heads that are broken by landscapers.\u00a0 Ursula will ask Jean to be sure to contact Cody about these situations first to see if they can repair before we use our handyman to do the work.\u00a0 The group reviewed the documentation and communication processes to assure the landscaper addresses the issues.\u00a0 If Jeremy looks at the leak and determines it is landscaper error, Jeremy is to contact Jean and Randy to say it has to be redirected to landscapers. Jean will discuss the a process with Cody that will require a 24 hour turn around time and if not done in 72 hours, the landscaper will be billed after Jeremy completes that work.<\/li>\n<\/ol>\n\n\n\n

      1. Pool Update –\u00a0<\/strong>Mary reported on the damage done to the pool area including broken umbrellas and dragging a couch into the pool area.\u00a0 Cameras have been up and down.\u00a0 Some kids also jumped the fences and police were called.\u00a0 Mary will work with the security company as they have not provided the service that was promised.\u00a0
        <\/li>\n\n\n\n
      2. Legal Review of Architectural Guidelines –\u00a0<\/strong>\u00a0Ursala reviewed the comments from our legal counsel that compared the CC&R to the Architectural Guidelines.\u00a0 Ursala will send the changes to Lisa Holland to incorporate the changes recommended by legal counsel.
        <\/li>\n\n\n\n
      3. Insurance Premium – \u00a0\u00a0<\/strong>the board agreed to remain with the current agency.
        <\/li>\n\n\n\n
      4. Financial Review\u00a0<\/strong>– Randy reviewed both the June and July financial reports. The 3 items over budget were not under the control of the HOA but are not significant.<\/li>\n<\/ol>\n\n\n\n
