April 8, 2020 Meeting<\/strong><\/p>\n\n\n\n

4:00 PM<\/strong><\/p>\n\n\n\n

Diane Welch\u2019s Home<\/strong><\/p>\n\n\n\n

Attending: <\/strong>Jean Long, President; Diane Welch, Vice\nPresident;Stu Smith, Treasurer; Pauly Heller, Secretary; Jeremy\nMcLaughlin, Member at Large; Randy Vinson, Assistant Treasurer.<\/p>\n\n\n\n

Call to Order: <\/strong>Jean Long called the meeting to order at 4\np.m.<\/p>\n\n\n\n

Minutes: <\/strong>Pauly Heller read the March 11, 2020,\nBoard meeting minutes. Minutes were approved.<\/p>\n\n\n\n

Old Business: <\/strong><\/p>\n\n\n\n

  1. The Board welcomed\nJeremy McLaughlin as member at large. Jean Long\u2019s term has ended, so at next\nannual meeting, she and Jeremy must be elected by a majority of those present. <\/li>
  2. Board voted in\nDiane Welch as Vice President and Pauly Heller as Secretary. Stu Smith will\ncontinue as Treasurer.<\/li>
  3. Randy Vinson\nmaintains old records as electronic files.<\/li>
  4. Discussion of\nlate HOA fees. Randy notifies homeowners of delinquent dues according to\nArizona State law, including State-mandated wording and typeface.<\/li>
  5. Due to Covid-19\nrestrictions on large-group gatherings, the annual meeting is rescheduled for\nJune 6, 2020, at\nSt. Paul\u2019s Catholic Church on Coral Gables at 10:00 a.m. Date subject to change\ndepending on State recommendations regarding Covid-19.<\/li>
  6. Pool passed\ninspection, and is now locked down in compliance with State guidelines.<\/li>
  7. Jean will ask\nBill Durham about installing brighter streetlight at entrance to Tamarac. Needs\nnew wiring under street. <\/li>
  8. Pinnacle Paving\nwill replace blue reflector at 5th<\/sup> Avenue & Marconi. Openings\nand cracks at 4th<\/sup> Drive and Kathleen and 6th<\/sup> Drive and\nMarconi require milling and filling, cost $1,000. Pauly moved, Stu seconded,\nmotion passed.<\/li><\/ol>\n\n\n\n

    New Business:<\/strong><\/p>\n\n\n\n

    1. Stu moved that Tamarac Association comply with legal regulations\nand establish the capital improvement fee as two times the monthly HOA fees.\nDiane seconded. The motion passed. <\/li>
    2. Stu moved to hire Mario Gonzalez to repair block fence at Kathleen\nPark for his bid of $800. Pauly seconded. Motion passed.<\/li>
    3. Randy will continue updating the Tamarac email list. No one else\non the Board should send out an email blast without first consulting Randy or\nJean.<\/li>
    4. Architectural guide for location of trash and recycling bins
      \nJean will ask Mary Bartlett to\nsend letters to homeowners who were cited for having their trash cans in view\ndue to the landscapers chopping the bushes that hid the cans too low to hide\nthe cans. Homeowners may keep the cans behind the cut shrubs.<\/strong><\/li>
    5. Mary will inform the home on Tierra Buena that has a\ngate needing repair and painting to correct this issue.<\/li>
    6. Painting flashing to match house color is homeowner\u2019s\nresponsibility, not HOA\u2019s.
      \nMary should inform homeowners about violations. If a Board member sees an\narchitectural violation, they should email Mary and cc: Jean and Randy.<\/li>
    7. Jean will send out welcome letters for new homeowners.<\/li>
    8. Pauly is responsible for updating the Bulletin Boards.<\/li>
    9. The Secretary (Pauly) interacts with Lora Leflang regarding the Web\npage, and sends her a copy of the minutes, once approved, to post on Web page.\nSecretary should also be sure CC&Rs are updated on Web page.<\/li>
    10. Diane will talk with Bill\nGoshert about adding her as an administrator for Nextdoor.  <\/li>
    11. Discussed the use of Zelle for\npaying HOA dues. Decided it is not secure enough since HOA does not have a\nseparate cell phone.<\/li>
    12. Randy will change the name\nof email account from Tamarac Treasurer to Tamarac HOA. Board members should\nnot delete emails but create a separate folder for them. Randy files them on\nbackup hard drive. <\/li>
    13. Stu reports that the capital\nfund update is in good shape. $12,000 was budgeted for sidewalk repair and was\nnot used. Block fence repair costs less than expected.<\/li>
    14. Financial Report<\/strong><\/li><\/ol>\n\n\n\n

      Adjourn: <\/strong>Pauly moved to adjourn. Diane\nseconded.Meeting adjourned at 6\np.m. <\/p>\n\n\n\n

      Next Meeting: <\/strong>Next meeting is scheduled at 7 p.m.,\nWednesday, May 13, 2020, at Jean Long\u2019s home.<\/p>\n\n\n\n
