Treasurer\/Administrator, Judy Gardner-Secretary, Mike Sliwa &#8211; member,&nbsp; Jody Rhodes &#8211; arch. committee member<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Call to Order:&nbsp; Diane opened the meeting at 6:59 p.m.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Minutes: Stu moved to accept the minutes from the May meeting as distributed&nbsp;by email. Mike seconded.&nbsp; Minutes approved.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Old Business:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">1.&nbsp; Parking concerns:&nbsp; Diane has not had any complaints from neighbors.&nbsp; No one has requested placards.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">2.&nbsp; Tree Concerns:&nbsp; Jean Long sent letter 5-14-21 and dialogue continues.&nbsp; &nbsp;The tree in question was trimmed in April at a cost of $450 which was paid by the homeowners although HOA offered to apply their $450 toward removing it, the homeowners did not want it removed.&nbsp; In answer to their further question about potential liability caused by the tree in the future, Stu will draft a letter stating that any and all future responsibility\/liability for the tree is the responsibility of the homeowners.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">3.&nbsp; USPS mailbox\/pole repair:&nbsp; Diane is still researching the best options.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">4.&nbsp; Lot 88 Wall &#8211; Mario quoted&nbsp;$3000 &#8211; he&#8217;s in Mexico until next month.&nbsp; Another estimate being obtained this week.&nbsp; The lot owner will pay half as required by CCR&#8217;s.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">5.&nbsp; Update on 530 W. Tierra Buena.&nbsp; Everything is resolved.&nbsp; Closed on 5\/17.&nbsp; No need to rehash.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">6.&nbsp; Pool shade &#8211; Stu will contact Bill G to buy 1 more umbrella for a table.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">New Business<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">1.&nbsp; Architectural Committee report:&nbsp; Re:&nbsp; Bill Goshert&#8217;s recommendation that when we take out a tree, we plant another.&nbsp; AC is against this policy.&nbsp; Decided that AC will draft a policy statement that says something like:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If a tree is removed, the&nbsp;homeowner can select a tree or bush from the approved list &#8211; IF they want to replace it.&nbsp; The replacement will be planted in the most appropriate place on the property to allow it to thrive and grow.&nbsp; AC will bring the revised statement to the next board meeting.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">2.&nbsp; Handyman &#8211;&nbsp; Former&nbsp;handyman (Dan) was terminated by the HOA Board for cause. Our current handyman (Jeremy Long) is not licensed or bonded.&nbsp; The HOA wants to be protected from liability, but does not want to place an undue hardship on a handyman working in the community.&nbsp; Randy will contact our attorney to get a recommendation on what is needed to protect the HOA in addition to any insurance we already have.&nbsp; He will update the board on his findings.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">3.&nbsp; Capital Reserve.&nbsp; We have $110,068 in Capital Reserves as of 4-30-21.&nbsp; See financial report.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">4.&nbsp; Financial Report &#8211; Randy distributed the Financial Report and reviewed it with the Board.&nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Other:&nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">1.&nbsp; Diane reported that Mary Bartlett inquired about the 7th Ave. repairs to the walls-&nbsp; it needs to dry out and then an assessment will be made on what needs to be done this fall.&nbsp; Jean will get back to her with this response.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">2.&nbsp; Jody Rhodes reported that she has a concern with her wall and the school&#8217;s watering system &#8211; it is seeping through.&nbsp; Diane said she will talk to the school principal (Perry Mason) &#8211; sure it won&#8217;t be a problem to get their help if needed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Adjourn:&nbsp; Stu moved to adjourn.&nbsp; Diane seconded.&nbsp; Meeting adjourned at 8:24 p.m.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Next meeting:&nbsp; July 14, 2021&nbsp; &nbsp;Place TBD Respectfully Submitted:&nbsp; Judy Gardner, Secretary<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Tamarac at Moon Valley HOA Board Meeting June 9, 2021 Stu Smith&#8217;s Home Attending:&nbsp; Diane Welch, VP (presiding for Jean Long), Stu Smith-Treasurer, Randy Vinson-Asst.
