Treasurer\/Administrator; Mike Sliwa, Member; Jody (member of ATC attended regular board meeting)<\/p>\n\n\n\n<p><strong>Call to Order:<\/strong>&nbsp; 7:00<\/p>\n\n\n\n<p>Minutes:&nbsp; The minutes of the November board meeting were reviewed.&nbsp; Stu moved to accept the minutes, Diane seconded and all approved.<\/p>\n\n\n\n<p><strong>Old Business:<\/strong><\/p>\n\n\n\n<p><strong>Flooding problem:&nbsp; <\/strong>&nbsp;&nbsp;2 French drains have been installed.&nbsp; Home owner will adjust position of down spout.<\/p>\n\n\n\n<p><strong>Architectural Committee Report:&nbsp;<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>There have been several requests to change house colors from various residents.&nbsp; The ATC reinforced the CCR\u2019s that specify Pearl White is the only color that can be changed to another one of the approved colors.&nbsp;<\/li><li>Vines\/bushes \u2013 CCR\u2019s state that vines can be no higher than the top of the wall.&nbsp; Shrubs and bushes maintained by the HO A cannot be higher than 6 ft.&nbsp; Trees are exempt.<\/li><li>A discussion of artificial turf\/sprinkler system was held.&nbsp; The TAC will come back to the board with a recommendation that can be voted on.<\/li><li>The ATC will send \u201cpre-violation\u201d notices regarding gates.&nbsp; They will include a list of resources.<\/li><li>14 houses are scheduled to be painted this year<\/li><\/ul>\n\n\n\n<p><strong>Stucco repair:&nbsp; <\/strong>Aaron is doing a great job.&nbsp; The board agreed to buy a $100 gift card to target to thank him for his hard work.&nbsp; He recommended that planters be waterproofed.&nbsp; If Jeremy can\u2019t do it we will ask Aaron to do it.<\/p>\n\n\n\n<p><strong>New Business:<\/strong><\/p>\n\n\n\n<p><strong>Vandalism:&nbsp; <\/strong>The men\u2019s restroom at the pool was vandalized again.&nbsp; Stu moved\/Mike seconded and board approved motion to change the locks.<\/p>\n\n\n\n<p><strong>Shredder:&nbsp; <\/strong>Judith suggested providing shredding services to community; Mike said that St. Paul\u2019s has a shredding event each year at no cost; Judith will find out when the next one is scheduled. (Note:&nbsp; St. Paul\u2019s event is in October each year.)<\/p>\n\n\n\n<p><strong>Issues to be included in an e-blast by Jean to HOA members:&nbsp; <\/strong>will include information\/questions about installing a small HOA sharing library; having cocktail gatherings on Friday or Saturday evenings at the pool park.&nbsp; Jean will report feedback.<\/p>\n\n\n\n<p><strong>Financial Report:&nbsp; 100% of dues were paid on time in 2021!!&nbsp; A Major Achievement!<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Randy reported that we ended 2021 with a $9,629 deficit vs. the budget \u2013 primarily due to sprinkler repairs.<\/li><li>Some of the highlights of over budget capital reserve expenses in 2021:&nbsp; $3,000 in stucco work; $600 to find leak under pool deck; $2,000 to fix leak; French drain &#8211; $1400.&nbsp; So under $10K total which isn\u2019t unreasonable.<\/li><li>2022 Budget:&nbsp; We have forecast $10,000 to replace 24\u201d trees (drought resistant) on 7<sup>th<\/sup> Ave. as part of that project.&nbsp; &nbsp;We anticipate $20,000 in capital expenses.&nbsp; We will revisit in October when we do budget.<\/li><li>Note on sprinkler expenses:&nbsp; Continue to be an issue.&nbsp; System is very old.&nbsp; We spent $11,351 OVER budget sprinkler system.<\/li><\/ul>\n\n\n\n<p><strong>Board Discussion Re:&nbsp; Sprinkler Systems:&nbsp; <\/strong>We did just raised dues by $10\/month to help cover these expenses.&nbsp; Stu suggested that the Board should discuss options for the future to control these expenses.&nbsp; One idea was to set a cap ($200 was recommended) on sprinkler repairs \u2013 homeowner pays anything over that.&nbsp; The decision was made to look at it in October and decide if the CCR\u2019s need to be changed to reflect a change in policy.&nbsp; It was also suggested that this be discussed at the annual meeting.<\/p>\n\n\n\n<p><strong>Annual Meeting:&nbsp; <\/strong>The annual meeting will be held on April 2<sup>nd<\/sup> at 10:00 a.m.&nbsp; Judith will call St. Paul\u2019s to secure a meeting room.&nbsp; Reports will be assigned to be presented by board members.<\/p>\n\n\n\n<p><strong>Las Meridas:&nbsp; <\/strong>Jean reminded that Las Meridas will be closing their entrance\/exit on Greenway beginning Monday, January 24<sup>th<\/sup> and residents\/guest will be using the Tamarac entrance\/exit on Kathleen.&nbsp; There will be a significant increase in traffic in our community.&nbsp; It will take about one month for completion.<\/p>\n\n\n\n<p>Adjourned to Executive Session.<\/p>\n\n\n\n<p>Judith Gardner, Secretary<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Tamarac at Moon Valley HOA Board Meeting January 12, 2022 7:00 PM tamaracmoonvalley@gmail.com 602-345-0806 Attending: Jean Long, President; Diane Welch, Vice President; Judy Gardner, Secretary; Stu Smith, Treasurer; Randy Vinson, Asst.
