Tamarac HOA Board Meeting
February 12, 2025
MINUTES
Attending: Mary Bartlett, President; Kathy Strasser ATC Chair; Jean Long, Vice President; Stu Smith, Treasurer; Judith Gardner, Secretary; Randy Vinson, Administrator. Guests: Jody Rhodes and Barbara Dickerson, homeowners. The meeting was called to order at 7:00 p.m. January minutes were approved with minor changes.
Old Business
- Meeting with Christine Lee, Principal, Mountain Sky Jr. High- Mary and: Jean met with her and discussed various issues. We will continue to keep a line of communications open. Parking in the community by parents picking up students is still an issue.
- Landscaping issues (Jean/Kathy) – there will be no planting until after meeting with the landscapers on 3/18.
- Moon Valley Nursery (Jean) – TBD in March to talk about possible discounts.
- Painting Update (Mary) – 14 homeowners were notified that visits would take place before painting started – 6 weren’t home/3 gave permission to go in backyards. Painting is taking place at a rate of 3 each week.
- Website – Randy Vinson is now the administrator and holds the domain name.
- Sidewalk Repair (Stu) – Some of the areas the HOA is responsible for can be ground down – some need replacement (tripping hazards). The cost to the HOA is $8,680 for the areas we are responsible for and that is required to be fixed by law. Jean moved/ Mary 2nd – board unanimously voted to accept the bid we received from Arizona Asphalt (who also did the streets last year). Homeowners identified as needing to repair their own areas will be notified and can choose to receive a bid from Arizona Asphalt or can use their own choice of company.
- Updating Community Directory – Judy mentioned she’d like to update our directory – She will give Mary information to send to homeowners about participating.
New Business
- Parking issues for the park – Discussion was held on how to help homeowners on Tierra Buena avoid unauthorized parking in front of their properties during an event being held at the park during two February weekends. It was decided to advise them to put their trash cans in front of their houses, thereby blocking parking spaces. Signs will be placed at both ends of the street signifying that parking is prohibited for all park activities.
- Fire Safety meeting – Tamarac is considered an “ember” area and density is “high risk”. After discussion it was decided to address the issue at our annual meeting.
- Architectural Report – Kathy provided a written report listing issues which are being handled.
- Open houses –Mary stated there has been an interest in community open houses. Kathy said that there is especially an interest in renovated homes (if homeowners are interested). After discussion, it was decided to address the idea at the annual meeting to find out if anyone might be interested in doing this as a “parade of homes” at Christmastime.
- Under-eave lighting – Mary provided some information about a new type of lighting called “Jellyfish” – the ATC will review and recommend whether to investigate further.
- HOA regulations – (Mary) -there are about 20 bills being considered regarding HOA’s – including one that requires board meetings be recorded and kept. We will monitor and see what bills pass that might affect our HOA.
- Car on 6th Avenue – there is a car that has been by the pool area for a long time and hasn’t moved. Mary will look into it.
- Finance report – Randy reviewed January Financials. Everything is on budget.
