August minutes were approved.

Old Business

  1. Architectural Committee Update: Kathy provided a written report, The border project is complete and covered 47 houses. We have the proposed contract for 2027 for Landscaping which needs to be reviewed and voted on in the next meeting. There was some discussion about sprinkler repairs – we need to provide detailed information to homeowners about what our/their responsibilities are regarding front yard sprinklers. Jean will develop this. Before the gravel replacement project can begin we have to determine which properties need dirt to fill existing holes in the ground, especially where a tree or bush has been removed. The TAC has determined that this could apply to as many as 40 homes. We will need to get a cost estimate for this. Kathy also reported that some houses have unsightly weeds in the areas between the sidewalk and the house that need to be addressed. Also discussed was the need for a contractor to notify a homeowner when they are working at their house.
  2. Pool/Security Update: Tabled to next meeting as Mary wasn’t in attendance.

New Business

  1. Banking Recommendations: Sue is looking into baking/investment options for the HOA funds. FDIC only covers $250K per bank so we need to think about adding a second bank for amounts over that amount. Stu made a motion – 2nd by Kathy – that we keep $50,000 in our operating account and move the rest to a high yield instrument. Motion passed.
  2. Late HOA Dues Process: It was decided to keep the process as is – no vote needed.
  3. Meeting Location: A discussion was held about possible board meeting locations. No action was taken.
  4. Homeowner Comments: The Snyders addressed a letter that was sent to the Board about various issues.
  5. Annual Meeting: The Annual Meeting is being held on October 3. Judy will send out ballots for new/returning board members; notices have been placed at mail boxes and sent by email to homeowners including options for nominating board members; Stu will provide donuts and coffee; Kathy will provide water. A meeting space has been secured at St. Paul’s Catholic Church.
