Tamarac HOA Board Meeting

March 12, 2025

MINUTES

Attending:  Mary Bartlett, President; Kathy Strasser ATC Chair; Jean Long, Vice President; Stu Smith, Treasurer; Randy Vinson, Administrator. Guests: Jody Rhodes homeowner.  Absent: Judith Gardner, Secretary. The meeting was called to order at 7:00 p.m. February minutes were approved with minor changes.

Old Business

  1. Romeo and Juliet – no parking issues occurred.
  2. Sidewalk update – Stu reported that all community side walk trip hazard has been resolved.  All feedback was positive.  40 sidewalk spots were ground and 6 slabs were replaced. Arizona Asphalt did not charge for the 10 extra grinding spots.
  3. Painting Update – 13 houses were painted and all feedback was very positive. Painter already agreed to retain the same pricing for next year.

New Business

  1. Summer/Winter Lawn – there was discussion regarding the planting of winter lawn next year considering the draught we are experiencing.  The group  will  discuss closer to fall.
  2. Spring Planting – Jean explained the various plants that will be obtained through Whitfield.
  3. Tamarac Architectural Committee Update – Kathy reported that 40 homeowner letters have gone out, with all individuals called, for homes with potential trip hazards.  Follow up will not be performed by TAC as it is the homeowner’s responsibility. Arizona Asphalt is offering to help homeowners. The TAC agreed to rewrite guidelines to include permanently installed lighting (considering requirements for permission to install, height of backyard lights and guidelines around timing of leaving lights on and applicable holidays).  There was discussion this week regarding business signs in the front yard when a service provider is working on the homeowner’s home.  The group agreed a business signs, such as a painter or roofer ,would be appropriate as well security signs.  TAC will look at the language in the guidelines to see if there is any language change required.
  4. Tree Trimming – Stu reported that Broken Tree has removed dead branches on a house on 6th ave and the pine tree on Tierra Buena.
  5. School Children Problems – Mary reported that she and Jean Long met with the school.  The school seemed very supportive and willing to address issues with their students.
  6. Financial Review – Randy reviewed the current monthly financial report.  The HOA remains in concert with this year’s budget.
