Attending: Jean Long, President; Diane Welch, Vice President; Pauly Heller, outgoing Secretary; Stu Smith, Treasurer; Randy Vinson, Asst. Treasurer; Judy Gardner, Board Member; Mary and Dan Norton, residents.
Call to Order: Jean Long opened the meeting at 7:00 p.m.
Minutes: Stu moved to accept minutes from March Board Meeting as distributed by email. Diane seconded. Minutes approved.
Old Business:
- Diane moved to approve Stu Smith as a re-elected Board member. Pauly seconded. Motion passed.
- Selection of officers: Judy Gardner volunteered to serve as Secretary.
Reappointment of Jean Long as President, Diane Welch as Vice President, Stu Smith as Treasurer. - Re parking concerns on Tierra Buena: The Board determined that towing of illegally parked cars is deemed an unenforceable policy. Police will not ticket such cars, and, drivers might move them before tow truck arrives. Instead the Board will create windshield placards to notify drivers that their car is parked illegally on private property along Tierra Buena. Residents may request copies of these notices from the Board to place under windshield wipers of these cars.
- Street sign height: Board might consider replacing street signs when funds are available.
- Tree concerns:
a. Lots 117/118.: Jean will send letter to homeowners documenting that their large, overgrown tree belongs to them and it is their responsibility to either (1) maintain the tree so it doesn’t interfere with the streetlight and the sidewalk or (2) allow the HOA to pay to remove the tree.
b. Lot 44 has requested removal of their pine tree because of messy pine needles. Board does not remove trees unless they threaten damage to home.
c. Tall trees: Trees over 6 feet tall are not the landscaper’s responsibility to trim. TAC will create a list of trees for Broken Limb to trim every six months. - Rust damage on base of USPS mailbox at Marconi & 6th Drive: Dan Norton may have contact for repair. Diane will talk to him about it.
- Sprinkler expenses have been $2,100 for five lots so far this year.
- Jean gave progress report on 7th Avenue landscape renovation.
New Business:
- 530 W. Tierra Buena is expected to close Monday. Opendoor will resolve all architectural issues by Saturday.
- TAC report: Diane is compiling informational guidelines to give to new homeowners.
- Diane will get estimate from Mario Gonzalez for Lot 88 wall repair.
- Stu gave Capital Reserve Expense report
- Pool shade: Judy Gardner will head a committee to investigate installing shade for pool.
- Randy Vinson gave the financial report.
Adjourn: Pauly moved to adjourn. Diane seconded. Meeting adjourned at 9:00 p.m.
