Agenda

Attending:  Jean Long, President; Diane Welch, Vice President; Kathy Strasser, Board Member, Randy Vinson, Administrator. Board members Stu Smith and Judy Gardner were not in attendance.  Homeowners present were Cecile Woodward,  Mary Bartlett, Karen Gilbert, Art  Perez, and Jody Rhodes. 

Call to Order: Jean Long called the meeting to order at 7 pm.

Last month’s minutes read: Reviewed and approved.   Diane Welch moved to approve and seconded by Kathy Strasser 

Old Business:

1.     Pool Repair/Inspection/Party – Jean reported that the city has completed an inspection.  All needed repairs have been documented and are in the process of being addressed.

2.     Wash Update – still no response from the city of Phoenix.  Tamarac is holding any action at this time.  This will be revisited in October.

3.     Wasp in area – no nest has been identified in the pool area.  Wasps will continue to stop at the pool for water.

4.     Stop sign on Kathleen  – Some community members have concerns with getting hit at that intersection.  Jean said the idea of a 3 way stop sign was suggested but that was not supported by those in attendance. The group also discussed a possible speed bump on Marconi before 6th Dr.  The cost of this action will be investigated.  Jean Long will ask for community feedback on the speed bump, the idea of double bump or a flashing light on the stop sign.

5.     Signs on Lot 94 – replacement completed.

New Business:

1.     Vehicles parked on the streets including RVs – Jean Long reported that the board had revised parking restrictions.   Several in the community raised concern regarding the RV parking restriction to 24 hours.  The group requested that the Board also consider guidelines for electric car hook ups in the future.Cecile will help form a Committee including Art and Karen.  A board member will also

                   join the Committee which should consist of both RV owners and non-RV

owners.  The Committee will include both the RV issues and future issues for electric cars.  The Committee will be responsible to draft updated Parking rules.                                                   

2.     Developing a check list for the HOA house inspections for evaluating property prior to sale – The Board needs to update the HOA inspection list  for houses being sold.  Diane Welch and the Architectural Committee will work on the checklist  (which must be supported by a CC&Ra) so that the CC&Rs inspection sheet can be completed prior to close of the sale of the house.  A copy of the inspection goes to the Title company prior to close. 

3.     Refining our architectural notices  – resolved.

4.     Dry grass in the community/community landscaping – until rain comes, it appears this will continue.

5.     Financial Report- Randy reviewed the financial report.

6.     Any other subjects needed to be discuss – none
